Emergency Repairs
The following are deemed to be an emergency:
- Total loss of electrical power (but not when supply company has shut off supply
- No heating to dwelling during the winter months (November to March)
- Blocked toilets or outside drains
- Total loss of water to dwelling
- Lift breakdown
- Burst pipes or hot water cylinders, causing internal flooding
- Sever water penetration
- Gas leaks
- Total loss of communal lighting
- Unsafe power or light socket or electrical fitting
- Major structural defects causing actual or potential collapse
- Person locked in (if lock is faulty or tenant is vulnerable)
- Re-secure front or back door after force entry or burglary
